MOUNTAINVIEW LANE

APRIL 2024

Keeping you up to date, the spring is now upon us. Our landscapers have started the complicated task planting the many trees, shrubs, plants and a recent decision to use artificial turf keeping it beautifully green during the heat of the summer and cold winters. Less landscaping maintenance means lower strata fees! Concrete curbing is underway along with preparation for more visitor parking at the entrance to our beautiful building.

Our Lumon Solariums on all of our suites providing year round use of our decks have been such a hit with most buyers. To the best of our knowledge, no other developments in our area have this well received feature. Installation of our high efficiency Air Conditioning / Heat Pumps is also priority for being completed for all our suites.

EV charging you ask? Yes, we have that too! We have prepared 40 EV charge stations with the ability to charge our entire underground 179 stall parking area as EV cars become more popular.

Our crews are very busy inside as with the last of the drywalling within our suites now completed. Next is the common area lobbies well underway. We anticipate the entire buildings dusty drywall job will be finished by the end of April.

Cabinets, countertops, flooring, painting is completed in 75% of our building with the balance to be finished soon.

Open House days are 6 days a week 1:30 – 4:00 (closed Fridays) or by appointment.

JUNE 2023

Since our last update things are moving ahead at lighting speed ! Our site supervisor has really kicked it in high gear. In the last 3 months we’ve gone from struggling with the continued wet spring weather while getting the last of the roof sealed up, to sunny warmer days, perfect for the detailed interior work ahead.

These past weeks we’ve begun drywalling the actual suites, cabinets being installed along with our beautiful quartz countertops, undermount sinks are in, solid surface plank flooring going down, light fixtures installed, interior doors are hung and the finishing trim looks fabulous!

We took particular notice to the quality of the paint finishing. We’ve made efforts to choose the right finishing crews that are as fussy as our developer.

In addition to being very pleased with progress, we’ve managed to gain approval from the architects and city authorities to enlarge our 1st floor patios to what we’d considered “HUGE” by any condo standards.

The big question we keep hearing is WHEN DO SALES BEGIN ?

While our sales department is working on marketing materials, our developer is setting attractive pricing for our introductory offering as soon as the display suites and sales office are ready for viewing. We can’t wait to show off Mountainview Lane Condominiums in the coming weeks.

SALES BEGIN THIS SUMMER!


Another wet winter has created challenges for our crews, particularly the roofers. While we finalize the completion of our roofing over the last quadrant of our massive building, plumbers, electricians, drywallers and many other trades are working on the initial phases in preparation of our display suites.

The kitchen and bathroom cabinet manufacturers along with the quartz countertop people are very busy offsite.

We’ve had many questions regarding our “Quartz” choice for countertops. What is Quartz and why did we choose it over Granite or for our homeowners?

Both high end countertops, Quartz is a natural material found in the earth. It is the second most abundant material in the earth’s crust. This mineral forms when silicon crystallizes over thousands of years. Our countertops are made from engineered quartz, an engineered stone that combines over ninety percent crushed quartz with resin to tailor the shape and style and bind the materials together.  Quartz is less porous than granite, so it works best in areas that will have more moisture and requires no maintenance. Granite, although equally beautiful does require some maintenance and is recommended by suppliers to reseal granite annually to prevent staining. Quartz offers consistency in color and grains throughout where granite has many different shades and inconsistent grains making it difficult to maintain similarities though out our development.

With a building this size, our experts have commenced the construction of 2 elevators in our lobby, yes 2 elevators to avoid waiting times and meet the needs of our homeowners.

March 2023

All condominium units come with 1 parking stall and 1 storage lockers which will be assigned with consideration to the location of the suite. A second parking stall and a second storage locker will be optional while supply’s last. All parking stalls will have rough ins for charge stations. We’ve used energy saving lighting in the entire underground parking area that brightens with motion sensors when activated by a vehicle or person. With 4 years of planning, our developer has thought of everything.


With extremely wet weather last Winter and well into Spring, followed by the heat of the early Summer brought its challenges for our construction crew but progress was consistent and we’re on track for sales to commence Summer 2024 and forecast to move in Fall 2025.

The 4th floor framing is nearly complete, and the roofing is well underway.

We’ve made some enhancements to our 19 different floor plans and will update our Mountainviewlane.ca introduction website in the coming days. With so many plans, our goal is to have a plan to fit everyone.

september 2022

Interior finishing has started, and drywall will follow once the building is sealed up. Lighting, plumbing fixtures, Cabinets, Quartz countertops, Solid surface flooring, etc have all been ordered to avoid future delays. Our Site Superintendent and Staff have things well under control.

Management is very pleased with the development so far. The mountain views from even the lower floors are incredible. The unique design of our building offers views from so many locations as well as separation from your neighbours. The Developer and Architects seem to have thought of everything.

NOW SELLING!

Summer has enabled us to get near all the exterior of our huge building completed. Our brick layers have been super busy with all the brick work required. Siding, windows, doorways, trim and most of the exterior detailing and paint work is complete. Our main entrance looks fabulous.

While the exterior is being finished up, the interior crews have been working hard on all the necessary details to ready our suites for public viewing and sales have begun.

Our sales office is now open daily, 1:30 – 4:00 (closed Fridays) and our 3 display suites are completed and available for your viewing.

Speaking of 1st floor, our solarium glass enclosed patios lead out to additional patio space for 1st floor suites only for those that choose to enjoy additional private outdoor space, seldom found in condominium homes.
